One walk at the start, one at the end, both of us present, both of us signing.
A lease begins and ends with a walk through the flat. The law asks the landlord and the tenant to do that walk together and write down what they find. I do it on a phone: every room rated, every mark photographed, both of us signing before we leave, and the report in both inboxes within minutes.
At the end of the lease we do the same walk against the first report. Fair wear and tear is separated from damage with evidence on both sides, and the deposit is settled inside the legal window.
Before you move in: the joint inspection, photographed and signed by both of us.
In the three days before you leave, walked against the ingoing report item by item.
No deductions: refunded with interest within seven days. Deductions: within fourteen days, with receipts, each tied to a photographed item.
Send a note and I will come back to you.
