One flat, one tenant, one honest inspection.

I let one property and I do the ingoing and outgoing inspections with my tenant present — on a phone, photographed room by room, signed by both of us on the day.

What you get

Together, at the flat

We walk every room together. Each item is rated and each mark photographed as we find it.

Signed before we leave

Both of us sign on the phone. The report is sealed and cannot be changed afterwards.

In both inboxes in minutes

The full report, photographs included, arrives by e-mail before the kettle has boiled.

How an inspection runs

  1. Agree a time

Before the keys change hands, at the start and again at the end of the lease.

  2. Walk it together

Room by room, on the phone, with a photograph of anything either of us wants recorded.

  3. Sign, and keep the report

Both signatures on the day; the outgoing inspection is compared to the ingoing one when the deposit is settled.

Questions landlords ask

Why do we both have to be there?

Because the Rental Housing Act asks for a joint inspection, and because a report we both signed is the only thing that settles a deposit without an argument.

How long does it take?

About forty minutes for the flat. The report is in both our inboxes within minutes of the last signature.
