The law is followed

The Rental Housing Act requires a joint inspection at the start and the end of a lease. Every inspection we run is joint, or the report says why it could not be.

Once both parties have signed, the report is sealed. What either of you reads later is exactly what was agreed at the property.

Questions landlords ask

Do I have to be there for the inspection?

Yes — that is what makes it a joint inspection, and it is what the Rental Housing Act asks for. If you genuinely cannot attend, you may send someone in writing to sign on your behalf.

How long does an inspection take?

A two-bedroom flat takes about forty minutes. A larger house with a garden and outbuildings can take an hour and a half. The report is in your inbox within minutes of the last signature.

What happens if the tenant and I disagree about an item?

The item is photographed and both views are noted on the report before anyone signs. Disagreements recorded on the day are far easier to settle than ones raised at the end of the lease.

When is the deposit paid back?

The outgoing inspection is walked against the ingoing one, and the deposit — less any agreed deductions — is refunded within the period the Act allows. The two reports side by side are what settles it.
